The London Loft Conversion Company is based right here in Fulham SW6. We design and build loft conversions across the whole of London, but Fulham is home: our office, our team and a good number of our finished projects are all within the postcode. One in-house team for feasibility, design, planning, structural engineering and the build itself. One fixed price, VAT included, written contract.

This is the one page on our site where we don't have to quote a travel time. Our office and our team are based in Fulham SW6, so surveys are usually same-day or next-working-day, the project manager driving past your scaffold each morning is on his way to work anyway, and many of our references are neighbours you can actually knock for. If you want to stand inside a finished loft before committing, we can normally arrange a visit to a past client's home a few streets away.
Fulham is packed with dense Victorian terraces: the Peterborough Estate's famous "Lion houses", the grids around Moore Park, Parsons Green and Munster Village, and the streets running down to Bishop's Park and the river. Much of that stock sits inside conservation areas, which is why mansard conversions are so common here. Where a street falls outside conservation control, a rear dormer or L-shaped dormer remains the most cost-effective way to add a full floor.
Planning sits with Hammersmith & Fulham Council, which we deal with more than any other authority in London. Full applications typically take 8–10 weeks and Lawful Development Certificates around 6 weeks. We know which Fulham streets carry conservation designations, what the council's officers expect to see in a heritage statement, and which mansard precedents on your street make an approval straightforward.

Because SW6 is our home postcode, more of our own-badge work is concentrated here than anywhere else in London. Each project below is labelled so you can see whether it was built by The London Loft Conversion Company or through our parent company, Pillarstone Operations Group.

Rear mansard on a Victorian terrace near Parsons Green, creating a principal suite with built-in wardrobes and a walk-in shower.

Rear dormer on a Munster Village mid-terrace, adding a double bedroom and shower room under permitted development.

L-shaped dormer over the rear outrigger of a Sands End terrace, giving a bedroom, study and family bathroom in one build.

Rear dormer near Bishop's Park with a reconfigured landing and new oak staircase to keep the first-floor layout intact.

Loft bedroom and en-suite in the Moore Park area, with conservation-grade rooflights to the front slope and a dormer to the rear.
Fulham's housing stock is unusually consistent: street after street of Victorian terraces, a large share of them inside conservation areas. That pushes more projects toward mansards here than almost anywhere else we build.
The signature Fulham conversion. Conservation areas cover much of SW6, including the Peterborough Estate, Moore Park and Parsons Green, and on those streets a mansard that matches existing consented examples is usually the route the council supports. It rebuilds the rear roof at a steep angle to create a full extra storey with near-vertical walls.
£80,000 – £110,000
Read more about mansardsMost Fulham terraces have a rear back addition ("outrigger"), and an L-shaped dormer builds over both roofs at once. On streets outside conservation control, in parts of Sands End, Munster Village and off Dawes Road, it adds two rooms, typically a master bedroom and bathroom, often within permitted development.
£70,000 – £86,000
Read more about l-shaped dormersThe most cost-effective full-headroom option where the street allows it. A straight rear dormer on a Fulham terrace typically delivers a master bedroom and en-suite, and where the house sits outside a conservation area it usually needs only a Lawful Development Certificate rather than full planning.
£58,000 – £74,000
Read more about rear dormersWe handle every part of this: Lawful Development Certificates, full planning applications, Design & Access Statements, conservation-area heritage statements, council liaison and responding to planning officer queries, all as part of your fixed quote. And because Hammersmith & Fulham is our own local authority, we submit to this council more than any other in London. You don't deal with the council, we do.

Book a free survey for your Fulham quoteWe were nervous about committing to such a big project, but the team made it the smoothest experience. They stayed on budget, finished a week early and even sorted the snags before we'd noticed them. Our bedroom is the best room in the house now.

L-shaped dormer · Clapham
From the first survey to handover, everything happened when they said it would. The fixed price genuinely was fixed, and the weekly photo updates meant we always knew exactly where the build was. The dormer has completely changed how we use the house.

Rear dormer · Wandsworth
Our loft was a dumping ground for ten years and now it's the nicest room we own. The crew were tidy, polite and honest about what was possible, and the finish is better than we dared hope for.

Loft conversions in Fulham typically cost £58,000 to £110,000 depending on the type and the property. A straight rear dormer on a Victorian terrace usually falls between £58,000 and £74,000. L-shaped dormers over a rear outrigger run £70,000 to £86,000. Mansards, the most common route on conservation-area streets like the Peterborough Estate, are £80,000 to £110,000, and a Velux conversion is £42,000 to £52,000. Every figure is VAT included and confirmed in writing after a free home survey.
More often than in most of London, because conservation areas cover so much of SW6. If your house sits inside the Peterborough Estate, Moore Park or Parsons Green conservation areas, expect a full planning application, usually for a mansard. Outside those areas, rear dormers and L-shaped dormers commonly fall under permitted development and need only a Lawful Development Certificate. We confirm your street's exact position at the free survey and handle whichever route applies.
Yes. The Peterborough Estate is a conservation area, so the roofline is protected, but there is a long track record of consented mansards on these terraces. The council generally supports schemes that match the profile, materials and detailing of existing approved examples on the same street. We prepare the heritage statement and full application, and we can point to Lion house mansards we have delivered a short walk from our own office.
A full planning application typically takes 8 to 10 weeks. A Lawful Development Certificate, which is all many Fulham dormer conversions outside the conservation areas need, is usually decided in around 6 weeks. We prepare and submit everything, deal with planning officer queries, and build the approval time into your project programme.
Our office and team are based in SW6, so a survey can usually happen the same day or the next working day. Your project manager passes the site daily rather than weekly, materials and scaffold issues get resolved fast, and our references are local: past clients a few streets away whose finished lofts you can visit before you commit. A large share of our Fulham work comes from neighbours of previous projects.
Almost certainly. Fulham terraces share party walls on both sides, and a dormer or mansard involves structural work on those walls, so the Party Wall Act applies with each attached neighbour. We manage the process as part of the fixed quote: serving notices, appointing the surveyor and scheduling the condition surveys, and because we work these streets constantly, many Fulham neighbours have been through the process with us before.
